Pleasant Valley Country Club (PVCC) is a deed restricted and private lake community of approx 510 homes located off Rt. 94 in Vernon Township, NJ.  Our governing body is comprised of 9 elected trustees, each who serve alternating two year terms.  Pleasant Valley Country Club is governed by it’s original covenants and certificate of incorporation as well as our by-laws and procedures and policies.  Our office is staffed Tuesday thru Thursday from October to March and Monday through Friday from April to September (in-season). Staffing also includes security, maintenance and our waterfront director and lifeguards from May to September.

Initiation Fee

New owners of real estate in Pleasant Valley Country Club, during the closing process, are obligated to pay a $1,500 initiation fee to the Association.

Dues and Assessments

As a deed restricted community, PVCC membership fees are due from all property owners within the reservation. Dues amount is set during the General Membership Meeting in February and is due by May 1st of every year. There are a number of private roads within the community as well and these owners are subject to a $1.00 per foot of property that borders itself upon a any private road, front or back. Other special assessments may be initiated from time to time dependent upon the project being proposed, however these are rare.

The current 2024/2025 Annual Dues are $569.00 per property.

Short Term Rentals

If you plan on renting your PVCC home to others at any time, please note that the Association and Vernon Township have adopted certain rules and ordinances applicable to both long and short-term rentals.
